Most buyers do not educate themselves with all the numbers regarding buying a home. Along with the mortgage pre-approval, buyers must calculate the following numbers:

  1. Downpayment cash

  2. Land transfer tax

  3. Legal Fees

  4. Possible CMHC fees

  5. Home inspection costs

  6. Moving costs

Before moving into a brand new residence, buyers should calculate the following carrying costs:

  1. Monthly or Biweekly mortgage payments

  2. Property tax payments

  3. Utility costs

  4. Internet

  5. Home phone

  6. Cable TV

  7. Maintenance fund for freehold home

  8. Monthly maintenance fees for a condo

  9. Possible snow removal costs

  10. Lawn care

Every buyer must have a strategy, when pursing purchasing real estate. And every buyer has their own strength. First time buyers do not have a property to sell. Therefore, they are more fluid with a possession date. Buyers who are either moving up or scaling down, must understand both price points they are transacting in.
